Developers Look to Build 100 Townhomes in East Cobb

The 13 acre site on Shallowford Road must be rezoned before construction can begin.

An undeveloped 13.736 acre site south of the intersection of Shallowford and Childers roads may become the site of a mixed-use development proposed to contain approximately 100 townhomes.

Marietta-based Brooks Chadwick LLC has requested the plot of land be rezoned from R-30 to UVC (Urban Village Center) to allow for the construction of a mixed-use retail and residential space, documents filed with Cobb County government reveal.

According to the documents, 10,000 sq. ft. of retail stores would front the site's border with Shallowford Road, while the rest of the land would be filled with roughly 98 townhomes, a density of 7.1 units per acre.

The area's current R-30 zoning restricts density of the site to a maximum of 1.45 dwelling units per acre.

The site proposed by the developers is 0.3 miles from the Kroger on Johnson Ferry Road, and is across the street from Keegan's Irish Pub and Jet's Pizza.

This rezoning application will go before the Cobb County Planning Commission on Aug. 5, followed by a hearing before the Cobb County Board of Commissioners on Aug. 19. The Aug. 5 meeting will be held at 9 a.m. at the county's 100 Cherokee Street offices in Marietta, according to the county's website.
