Developer: Multiple Offers For East Cobb Townhome Property

The high selling price of the 13-acre tract limits the economically viable developments that can be built, a representative for the developers told Patch.

A representative for the development firm behind a plan to bring 96 townhomes to East Cobb confirmed to Patch that there are multiple offers on the subject property, including two commercial designs.

John H. Moore, Managing Partner of Moore Ingram Johnson & Steele, LLP told Patch on Wednesday that he had heard, but could not definitively say, that the other offers on the 13.376 acre site at Shallowford and Childers roads included an assisted living center and a commercial development featuring a 40,000 sq. ft. fitness center.

Moore Ingram Johnson & Steele represent developers Brooks Chadwick LLC, who plan to build 96 townhomes on the site. The Cobb County Planning Commission will hear a request by the developers to rezone the lot to RM-8, which will allow for a maximum density of 8 units per acre on the subject property.

Brooks Chadwick's original plans for the site included only 86 townhomes, but had 10,000 sq. feet of retail fronting Shallowford Road. After meeting with representatives from the Mountain Creek and Breckinridge communities, the developers agreed to nix the commercial aspect and go wholly residential.

Moore said that all of the townhomes on the site would be for sale only, and rentals would only be allowed on ten percent of the towhomes. There would also be a waiting list for owners who wished to rent their townhomes, Moore confirmed. 

The townhomes themselves will be two stories, with an attic or bonus room that can be finished by the owner. Sizes of the townhomes will range from 1,800 to 3,000 sq.ft. Prices will begin at $350,000.

Due to the multiple offers on the land, the price is very competitive, Moore said. When asked whether detached single-family homes in the 3 unit/acre range would make economic sense, Moore said no.

"You could do four or five units an acre, but you would have to sell the houses for $1.5 - $2 million," he added. 

Moore, possibly accompanied by a developer, will present Brooks Chadwick's plans for the site during the East Cobb Civic Association's July 30 general membership meeting. Moore will be open to take questions following his presentation, he said.

The civic association's board of directors will vote on a recommendation to give Cobb County government at the conclusion of the July 30 meeting. Following the Planning Commission meeting on Aug. 5, the Cobb Board of Commissioners will have a final say in the matter during their Aug. 19 meeting.
